Site improvements include a large pole barn with electric, perimeter fencing and a gate along CR 305. The pole barn was constructed in 2013. The subject site was previously approved by SJRWMD for construction of two houses. These permits have expired, but permits, engineering and surveying would likely be able to be renewed if resubmitted.
Conversations with Flagler County and SJRWMD indicated that division of the site into 4 or 5 lots would be possible. Abutting land has recently sold for upwards of $9,000 per acre for 11+ acre lots.
